Pre-Design
During this stage, the brief is established with the client, and an initial appraisal made of the site and other site related factors which will influence the design. A survey of the site is carried out by a registered surveyor if necessary. The surveyor is a secondary consultant and is engaged by the client and fees paid by the client. Site measurements of an existing building may be taken.
Schematic Design (Preliminary Sketch Plans)
An initial design sketch concept is produced by the architect addressing the brief and client’s requirements, and the parameters of the site, budget and local authorities are addressed. The initial sketches are discussed with the client and a preliminary estimate of cost is provided The initial schematic design is agreed and work on the developed design commences.
Developed Design (Final Sketch Plans)
During this stage, refinements and changes resulting from the initial discussions are incorporated in the design. The final best sketch drawings are prepared and discussed with the client to ensure that the their requirements are adequately met. The final design is agreed and a detailed estimate of probable cost is provided. Details of materials, colours and fittings are also considered at this stage in preparation for lodgement of plans to local authorities for planning approval.
