Contract Documentation
All documents necessary for submission for design and siting approval and building approval are completed in this stage of the work. The drawings and written specification are further detailed prior the tender for construction. The contract documents will form part of the contract with the builder and clearly outline the clients requirements and the design. These documents may include structural details, joinery details, lighting and electrical details, interior elevations, schedules of doors and windows, schedules of door and window hardware, schedules of finishes and fittings and written specification for construction. The architect then tenders the works with suitably qualified builders on the client’s behalf to find a builder for the job.
 
Contract Administration
Tenders are assessed and the building contract is drawn up with the chosen contractor. the architect
acts on behalf of the client in his role as contract administrator; the architect completes all necessary
certificates and notices in order for payments to be made to the builder and is on hand to liaise with
the client, answer questions and help with problems if and when they arise.
